the heat system recently put in by reichel engineering has been modified in the tenant improvement currently going on at the ground floor. reichel has identified the problem as a pipe that was relocated for the commercial tenant improvement with a downward pitch causing many of the radiators to flood and pipes to bang. anonymous tenants have complained that individual units were not reaching the regulated 68 degrees. repair the heating system to provide heat as specified by this notice and to eliminate banging of pipes and flooding of radiators.

at the time of inspection the steam lines for the heating system were completely cold. within the hours of regulation there should have been evidence of these pipes being hot. the outside temperature at the time was in the low 50's. the time clock for the heating system was set for 5am to 10am and 5pm to 10pm. anonymous tenants complained that individual units were not reaching the regulated 68 degrees. the manager opened a vacant unit to confirm there was no distribution of heat. tenants are also complaining that the steam lines are banging during hours of service. this is a sign that the individual room valves need service. provide the services of a licensed mechanical contractor to maintain and repair the heating system at this location. have invoices or contracts available for review at re-inspection date.
