the appearance of the discoloration on the bathroom walls and ceiling is consistent with mold/mildew. when working on or disturbing this area the presence of mold/mildew should be assumed unless known to be otherwise (as evidenced by an independent mold report) and a qualified mold remediation contractor should employ the appropriate safe work practices. provide containment to the work area using 6 mil visquene. once containment barriers and ground protection are in place, establish a restricted work area to prevent the migration of work debris outside the work area. remove the mold/mildew and all contaminated material in an approved manner from all walls, stud bays and ceiling areas. to insure complete elimination of mold remove drywall, plaster and insulation 12" past any visible mold. if necessary, drywall, plaster, prep, prime and repaint to provide a durable and cleanable surface. debris shall be double bagged and duct taped and disposed of in an approved manner. mold debris is a toxic hazard that should be secured and contained to minimize potential of migration of this hazard. this structure at 684 ellis street, was constructed before 1979 and so any paint debris generated is presumed to contain lead.
